Buying off plan:
ESP121 represents a selection of top property developers in the Costa del Sol. The developments range from 1-4 bed apartments, penthouses and villas. On the Costa del Sol the strength of the current property market is such that most new developments are sold before construction is completed, or in some cases even before it starts!
Sale & Resale:
The basic difference between buying off-plan and off-plan resale is that you are buying the contract from the investor who bought at plan stage. He may wish to sell at the market price as he may have bought a number of units, some being the most popular location, which are no longer available from the developer, however should the developer still have a number of units available this may enable you to negotiate a discount with the investor for a more desirable unit.
Another advantage of buying an off-plan resale could be the fact that you only pay IVA on the value of the property is declared to be worth at plan stage, therefore you may pay 200.000.00 euros prior to the property being completed but at plan stage the contract shows a declared price of 130.000.00 euros.
You may be able to come to an arrangement with the vendor showing your contract based on the 130.000.00 euros, obviously this sort of investment is of more benefit to the investor who is capable of paying larger deposits rather than the investor who buys at off-plan stage will low repayments. Legal:
We will introduce you to a reputable legal advisor, who will ensure that the property you are buying is totally free from debt, he will check the title deeds and draw up all the necessary contracts. On completion he will arrange a meeting at the notary where you will officially take over the ownership of the property.
If you are not available for this exchange you can give "Power of Attorney" to your Legal Advisor, he will then sign all the required documents and take possession of the keys. our advisor will also advise you on Spanish Wills and Taxes.
After paying your reservation or deposit formal contracts could be exchanged within four weeks, therefore you must ensure that sufficient funds are available in your Spanish bank account.
Legal Advisor Fees are usually 1% of the purchase price, but it generally accepted that overall costs for the purchase of a property and inclusive of IVA (vat) are between 8% and 10%.
Finance:
We will introduce you to an English speaking Bank who can advise you on mortgages, should require this facility. You will need to open a non-resident bank account, this will enable you to pay any regular bills by cheque or direct debit. The bills which you incur will be; electricity, water, community charges and local taxes etc. On resale mortgages UK citizens can usually obtain a mortgage of 50%, this can be slightly higher depending on the value of the property. On new developments or off-plan properties mortgages are prearranged and can be as high as 80% of the agreed purchased price. Proof of income is likely to be required.
Salaried buyers will need to supply their last three months pay slips and a P60.
Self-employed buyers will need to provide previous years tax returns indicating their income. Joint incomes are accepted. Spanish Banks rarely contact either your Building Society or Employer if you have a UK mortgage rates are usually lower than the UK but setting up fees are applicable.

Fuengirola
Located on the shore of the Mediterranean Sea, in the heart of the COSTA DEL SOL, thanks to its good communication infrastructure (new motorways, railways and proximity to the airport), Fuengirola is still one of the favourite touristic destinations for Spaniards and foreigners, any time of the year, who find here a quiet town, with great leisure facilities and an excellent climate.
In spite of the great achievements in tourism infrastructure, the city of Fuengirola still maintains its traditions and its nature of an Andalusian village.
The oldest remains of settlements that exist in Fuengirola are situated on the hill where the Arab castle stands. In its immediate vicinity are the ruins of an Iberian-Punic city, which later became a Roman town.
This is the city of Suel, mentioned by Pliny, Mela, Ptolomeo, etc. belonging to the Gadit Legal Convention. Roman presence in our city, according to Temboury, ended in the beginning of the Middle Ages, when all evidence of Suel disappeared. The place was not mentioned again until the beginning of the 10th century, this time under the name of Suhayl.
Its semitropical climate and its eight kilometres of wonderful and well cared for beaches of fine sand, with all the services and bordered by a magnificent Promenade, make this a place that is both an obligatory place to stay and the starting point for a large variety of excursions and for the practice of all types of tourism: Historical-cultural, Active, Rural, Nature, etc.
Benalmadena
The coastal region is where most of the facilities for sun and sand tourism are concentrated: hotels, a casino, golf courses, a pleasure harbour etc.
Benalmadena Costa has 9 km of shoreline with beautiful beaches and tiny coves and a fully equipped marina for over 1,000 vessels. The marina is surrounded by apartments and offers sports such as diving and sailing.
Just to the west of Malaga and Torremolinos, Benalmadena Costa is one of the Costa del Sol's most buzzing family resort areas with plenty of beaches and attractions plus an abundance of bars and restaurants that would keep most visitors going a life term.
The first known settlements in Benalmádena date back to the end of the upper late Palaeolithic, as evidenced by the archaeological remains found in some of the municipality's caves (Cueva del Toro, Cueva de los Botijos and Cueva de la Zorrera). In the 7th and 8th centuries B.C. the Phoenicians reached this coastal area, giving rise to the cultural exchange of farming techniques, cattle raising and trade. The remains of some Phoenician settlements can be found in the municipality.
In fact its nightlife has achieved legend status amongst Costa del Sol die-hards - particularly in the area now developing around the new Puerto Marina.
Take your pick for some 9 km of clean beaches at Benalmadena - ranging from the naturally sandy, to shingle and manmade- all situated to the west of the new marina. Most are well equipped with all the facilities you need for a relaxing stay in the sun including sun loungers, beach showers and a whole host of places to eat and drink.
On Fridays the local market provides a good opportunity to buy cheap provisions and local handicrafts.
